@Hiren Patani your lease will dictate what you are allowed to do. It should give you the right to have reasonable access and put a lock box on the property.
You usually have to give a 30-day notice that you aren't going to renew or terminate the lease after it goes month-to-month (check your lease). However, you said they have not paid rent, and if it is late then they are in breach of the lease agreement and you need to go ahead and send a notice to vacate.
Based on your questions, I would recommend you work with an attorney to make sure you don't do something illegal trying to remove them. I can give you a recommendation if you DM me.

Hi @Brady Becker!
I host a monthly meetup that is free in Houston and doesn't pitch anything. There are folks that come that are active investors and wholesalers that you can come meet and network with (I myself am also a BRRRR investor). I would take advantage of some free resources before you decide to pay for a course or group. If you do decide to pay for something, just make sure you get some legitimate recommendations.
