@Jason Gines thanks for this thread and taking so much time to detail your experience. It's very helpful to read this. I've been looking through Roofstock's inventory and a lot of times their numbers can be off (ie: vacancy rates, property tax, loan rates, etc.) After researching and putting in the numbers I've researched I get much lower Cap rates and COC than what's posted. I'm curious as to the criteria you used to pick your roofstock properties (Cap rate, COC, neighborhood rating, etc). I've been looking for 3 star+ properties with Cap rates of 7+ and at least COC of 8+ with 20-25% down.

Hello all, I am an out of state investor. There is a property I am interested in located in Cordova, TN zip code 38016. The property is a 3br 2 bath built in 1992 going for 110,000 on Sorghum Mill Dr. Currently there is a tenant in place paying rent at 1100. I am interested in any comments regarding the area, current rent, current price. It should cash flow about $100 per month after financing and expenses. I am looking for long term buy and hold properties and wanted to know if this would be a good potential fit for me. The numbers seem good but being a first time investor I can't help but second guess everything.

In Dayton, you'll need to break it down to the neighborhood, and in some areas even block by block.

I own some properties in that zip code, but I'd need to know the address to give any specific guidance.

Hello all, I am researching a property in Dayton zip code 45410. Can anyone give me any details about this neighborhood, zip codes to stay away from, rents, etc...? 

Hello All, 

I am a beginning investor looking to purchase my first investment property in a few months. I am trying to research and learn the pros and cons of using an LLC for rental investment properties. Is this something that is needed? Should I have one for each property or in each state my property is in?

 You're looking at C-Class product & tenant base. Rents should be $650-$675 for a 2/1 duplex. Most of the duplexes are similar over there. Large front porch, living room in front dining room in middle with the kitchen in the back. Two bedrooms to the side with the bathroom in between them. 

Lots of nice woodwork in these old double's. I'd recommend refinishing the hard woods & hardening the unit as much as possible. Remove anything from the walls that can be pulled or hung on such as ceiling fans, pull cords, towel bars etc....

From what I see these duplexes are around 75-85k. Is that about accurate?

Is this a zip code worth investing in? I don’t mind a high C area.
