Quick question for my fellow realtors or agents. If you have done eddm before then I need your assistance. If I get my postcards printed and mailed to me and i know what route i want to do bc i went on usps eddm tool. Do i go to the post office and tell them what route to deliver on and pay them. Bc I spoke to I lady on the phone and said it had to be done online at usps. What to do? 

As a realtor, how do y'all approach homeowners in preforclosure that you want to help? Do you send them letters? And when you try to help someone that's in preforclosure. Does that automatically mean they will have to do a short sale?

I'm a realtor who is trying to understand more about a preapproval letter. Can I have my buyers everytime before we shop for homes, can I get them preapproved first? My lender indicates that I cant bc of overloading the underwriters with buyers bout to close and ones who havent started looking. Is it normal to have a buyer recommend to the lender for a preapproval instead of a prequalification letter?

Is it go to have your buyer go with a builders preferred lender? What are some questions I should ask to protect my buyer?

I'm currently reading up on HELOC and it's got my attention. Can someone share there experiences or some advice using HELOC to flip houses. Some mistakes you may had made. Or some tips would be nice

@Tanvir Sattar Its not on the market and the seller spended 99,000 to purchase the property. Nobody stays there

As far as getting funds to buy the property and pay for rehab and closing costs. I was thinking of going to a private lender. A company called Lending one. Are you familiar with them?

I get how to find distressed homes. But how to you come up with a price for example a neglected home that has plants and weed growing on and outside the home. How do you come up with a price to submit a offer?
