My wife is a police officer. I don't know any officers that would live in a war zone. Especially now that they have targets on their backs. Here, they don't take home their patrol cars. They change out of uniform before leaving the district. They take different routes home and make sure they aren't being followed. So, the neighbors may not even know they were law enforcement anyway.

An 80k lien is most likely a mortgage. A lender isn't going to relinquish the lien because the property is abandoned. The lender will take possession of the property. The liens they most likely are referring to are the tax liens.

SFH do fine in Bristol. Multis give you more bang for your buck though.

You shouldn't be able to hear it from 100 ft away from the property. I would provide the tenant with a copy of the Philadelphia noise ordinance and have the neighbors call the police if they aren't abiding by it. You're their landlord, not their babysitter.

If you can wholesale a property listed by an agent, then that agent isn't doing their job. The agent should be getting the most they can from the property. That is most likely their client's best interest.

I prefer SFHs in Lower Bucks County (north of Philly). I was looking at 5+ multis considering a commercial loan.
