I’m sorry to hear this. Truth be told we turn away a good amount of “brokers” as they show their cards in a very fast way... over charging points, misquoted terms... I’ve seen it all. What you’re experiencing isn’t the business model of a true direct or private lender. Unfortunately the barrier to entry for investment finance brokers is about as low as it gets and it’s likely not going to get better any time soon. But also there are VERY competent brokers that earn every cent of their spread... we work with those too.

Ask for referrals, even ask for a conference call with the lender and your referral source. A proper lender will be happy to oblige.

Fees are a tell tale sign. NEVER pay points up front.

NEVER pay points outside of the HUD.

A reasonable app fee isn’t out of the norm. 8-10% interest is normal. Points can go upto 4-5 depending on the situation.
