Providence is a great market. I was actually just on south main today with a client. (Dave’s coffee is awesome BTW) plenty of rental business coming across the table especially over near the plaza tword Pawtucket. Such a dense but nice area!

Nah, you’re not going off the deep end here. At that price point you’re buying the equivalent of a nicely optioned Toyota Highlander. Which no one would fault you for.
You don’t need the extra room for kids. So give it a whirl.
When the buyers remorse hit you (and it will) you’ll either get over it or sell it back.
