Correct, rentals are treated differently. Normally more is required to secure the note in their underwriting.

I know a handful of people who make astonishing amounts of revenue with the two of the cities on that list in regards to CT. Both section 8 and non. One has over 100 mil AUM. I don't think he'd even bother clicking that link.

Dustin Beam I agree, there's a few excel calcs I've used but I was hoping to find something that would allow reporting as well. Something to show why payout are more or less on a given distribution (late rents/payments, pay offs) things like that.

Matt Faix Googling anything related just brings up return calculators for multi families... there has to be one somewhere. Maybe Bob Malecki knows of one?

Is anyone aware of a calculator available that can figure out investor pay outs? Example: Syndication fund. Investor 1 $50k in Investor 2 75k in Investor 3 125k in Etc Management fees, preferential return inputs etc. Looking for a calculator where these data points can be applied and it will spit out Returns for investor 1,2,3 etc based on their contributions to the fund.
Hello all, recently I've been getting a huge amount of commercial loan requests, normally I'm inundated with fix and flip applications but there's been a sudden shift for commercial. Both coasts seem to be heavy, why the sudden shift? I keep myself on the pulse of what's on the radar but even for me this is a shock. As buyers, anyone care to elaborate? Whats the draw to this opportunity. Research based question looking for market answers!
