@Brian Burke I am also researching the whole SDIRA opportunity and trying to find a competent custodian. This co. that you recommend; do they do the "bill paying" for the real property or do they offer the "checkbook control"? I guess the checkbook control issue is one reason I havent used SDIRA's before this but with that said; if there is a great solution to this issue; then I want to know more. thanks

My brother has a place in Reading. He bought it 20+ years ago but probably the west side is the best bet.

@Jordan Sand. I did check out Hemlane. Pricing is good but the specifics on how the applications, ACH etc is vague. Do you know if there are additional fee's for the ACH each month beyond the monthly usage fee? Thanks

@Tiffany Campbell York PA is pretty similar to Harrisburg. I also invest near Harrisburg.

PA has an abandonment clause in the landlord tenant act. So take pics of the condition with date stamped then clean it and re rent it then fire your PM.

I've been buying for 15 years and have an LLC but wish I wouldnt have ever used it. Everything from loans to taxes is much simpler if its in your personal name. Attorneys are about the only people that want you to have an LLC. I own a dozen or so in each and wish they were all in my personal name.
I'd be curious to hear what the Private Money Lenders typically require from the borrow to protect themselves? Obviously, they would be listed as the mortgagee but do they require borrow to list the lender on the deed also (for a fix & flip)? Thoughts?
