There is a Triplex with 3 single family homes all on one site in Ft. Lupton for $500k on the MLS.

Hi Navin, 

There are a few multiplexes in Weld county that would be super $500k. With the number of loans you have and properties you may look into a portfolio loan.

I a new listing going live Tomorrow. 3 Bedroom, 2 Bath Modular home built in 2002. Right across from Peak to Peak Charter School. No lot rental and no HOA's. Property has a irrigation well with a sprinkler system attached. Pictures coming soon. On the inside this property does not look like a modular home. It is spacious with an open- concept.

Hi Levi, 

Your question is very interesting and hard to answer without looking at all the numbers. Depending on where your houses are located and what price point they are at, you may want to diversify into several markets or a multi-unit or a number of rentals in a market that your returns can be more beneficial in the long run.  

It has been predicted in several areas that some time soon the market in Colorado will at the very least, slow down and more than likely to hit a little of a shift.  

The best thing would be to sit down with a Realtor to identify the current value of both your properties and help you look at the rents and see how to make the best of your situation.

Hi Jeff, welcome to BP. Before you make imany solid plans, I would verify the rules for the 1031 exchange. If you identify your 1031 exchange company that would make the transaction smoother. 

As for investing groups, there are several in Colorado. There are the DAREI, Creative Real estate group on Meetup, ICOR and there is a Self Directed IRA group as well as the Blue Spruce investing groups.

There are also a few out there that could help you invest in a portfolio or maybe even an apartment complex. 

Other opitons could be to buy commercial property locally or a few properties in Pueblo. 

As for outside markets, Ohio seems like a nice place. They are in the process of building an Amazon fulfillment center up there that could skyrocket home values along with rents.  

I would try taking your ads down and re running them on Jan 2nd. I would also check the rent in the area to see if you are asking too much. Also, try a Facebook post if you have a business page or try Facebook marketplace. Another app that might work is next door.

Hi Greg, I am way up north in Frederick. Will you be travelling through Denver so we could meet somewhere in between? Would love to build a relationship with a CA realtor. I lived in San Diego for a few years and have one or two contacts.
