I think being close to the hospital can add value for family members that have to stay at the hospital on a longer term basis. My wife translated for a couple that was staying in Colorado due to seing a specialist and it would have been a blessing to have a home close to the hospital to rent.

It is very interesting working with investors here in Colorado and seeing the work that isnput out by some other agents.  From non-professional pictures to the mildy inaccurate (up to gross exaggerations)

I saw one listing today that said there could possibly be structural issues with the house.

Real Estate express worked well for me. I took the test onfe and passed fine. They were easy and qhen I got stuck (only once on a test) the instructor I emailed helped me determine the areas I needed to study.  

Overall, very affordable and effective.

Hi Patrick, welcome to BP. Good luck with investing. Colorado is a great place but a little expensive right now. We are planning to invest in the Philippines in the future but the market there is going crazy too.

Hi Nick, I would look for investments that are going to give you the best return. If you can make a better return on your money the best would be out of state or possibly a duplex in Colorado Springs which could satisfy both your desire to be close and get a good return. There are several states that can get you a great return. If you can show income on 2 out of state properties you might be able to turn that into getting a property here.  Then you are basically doubling your inner potential.

Hi Peter, Personally if I had the option, I would look at the next property being a duplex or triplex. Something that can already cashflow along with the current home cashflowing. In some cases the duplex will pat for itself. 

Another option is to look for a property that is zoned as two unit and then converr the new home into a duplex where you can rent out the basement and live in the top.  

Overall the perfect situation for you will be determined by your risk tolerance, comfort level and your family situation to find the right investment for you.

Hi Joye, in colorado it wouls be tough to get a house for 200k unless you look to pueblo or another small town.  Also, I wouls check your prequal with another lender as I have seen clients fet a lettee drom quicken and then when their numbers are updated, quicken cant fet them the amount and they also have some rate a fee differences to watch out for.
