I live down here!!  I have wholesaled two house in that area in the last three months. Not an expert by any means but I stay away from flooded homes for now because no one is really sure of what the after repair value will be. Hard to get correct comps on flooded homes and they may be sitting for awhile after rehab. Im a small company so cant handle months of holding cost if I can help it. .Realtors and Investors tell me to wait about a year(almost there) & people will start buying them again, so your time frame may be perfect!  Raising them is preferable and will make it easier to sell but I've heard it is expensive. Many of them  are being raised before rehab(especially homes that flooded twice). Buyers will want to know about flood zones so look that up too. 

Having said that this is a great area to live in if you work in town. Close to everything and nice beautiful old neighborhoods. and if we ever get 50 inches of rain again were all moving up North!  .)

11003 Doud Street, Houston, Texas 77035 is located in the Westbury neighborhood in the Brays Oaks district of Southwest Houston. It is made up of mostly single family homes and is one of the largest neighborhoods in Houston. It is minutes from downtown Houston, The Galleria with easy access to the 610 Loop.

The home is considered a five bedroom home. One of the bedrooms in the original part of the house could be expanded in to the next room to add a larger master bath and a master closet to make it four bedrooms. The utility room is by the kitchen and could be turned in to a large pantry and a small room by the stairway could be turned in to the utility room. The home had an addition added a few years ago with a game room/family room and stairs leading up to another 2 bedrooms, and bathroom and a small room that could be a playroom/ music room. An ARV of $340K is supported by sold rehabbed comps in the area. Property is 4 miles from downtown w /a Metro Rail stop at the end of the street. Anyone who works downtown will appreciate this. This is a full rehab plus adding a master bath and closet off of the master bedroom to add 115 sq.ft. to the home to make it 1459 sq. ft. . Investment Report available upon request. [email protected]
