I would report the agent to their broker, the local MLS, and the real estate commission. That's so irresponsible and not respecting other people's homes and safety.

I lived in South Florida and ended up moving back to Jersey. I would think the Florida market is still recovering, but it would be a good time to get a deal. You don't want to expect appreciation, but I would think values down there are on the upswing now. I would talk to a loan officer and have him run your #'s and see what your monthly payment would be. Then you could figure out any potential cash flow. Many lenders are licensed in multiple states, so you could find someone local here in Bergen County with obtaining a mortgage down in Florida.

Keller Williams is an investor friendly brokerage. If you are in Bayonne, the closest would be in Hoboken. There are also brokerages in Clifton, Woodcliff Lake, and very soon to be opened Tenafly.

In the beginning of the year, they were predicting an influx of foreclosures in New Jersey this summer. I haven't witnessed it. When are they going to hit already?

You should do some more research on the complex. The unit appears to be way overpriced. Its been on the market for 60 days already and there is a much lower 2 bedroom unit that sold earlier in the year.

Also, you might be able to get a little higher rent than you are projecting. A 2 bedroom unit in the complex rented for $1675.

Also, double check the taxes. The agents don't always update the total tax when it gets later in the year. Use this site because its usually pretty up to date: http://www.njactb.org/

I don't know if I would touch that one. The costs could vary depending on the contamination. I had a friend who recently had to deal with that on his house in Clifton. It was $17,000 to remediate the soil after the oil contamination.  It also was a long process to get completed due to the EPA. It took a long time to get soil sample approval since the EPA was backed up and under staffed. The oil tank was under his front porch, so he had no front steps for months on end.

Hi Steven, please provide some more details on what type of properties and what kind of investing you want to do. Are you looking for single family homes, or multi-families? Are you looking to flip or buy and hold?

My advice is be patient. Short sales can take awhile to close depending on the lender, the amount owed, if the listing agent knows what they are doing, the seller gets all the lender required paperwork submitted, etc.

If you are getting a good deal, its worth the wait. Also be prepared to pay for the Certificate of Occupancy and any repairs required to get that CO.

Try to get your finances all lined prior to the offer.

I have had this scam happen twice to me on a listing a posted on Craig's List. They stole the info and picture if the house I was selling and posted it as a rental. Person was out of the country. Luckily I think I caught it in time before anyone fell for the scam.

You might want to watermark your photos with your contact info.
