I live in Northern Virignia, close to DC. I feel investment deal is hard to find. From investment perspective, most of the house sold here have little positive cash flow even with 20% down and 4-4.5% interest. If you have one or two month vacant, then, most likely the cash flow of that year will be negative, if you add repair, maintain .... .... it will be even worse.
The housing market here is picking up, its about 2-3% appreciation/yr.
Under those circumstance, how to find real bargain would be the most important thing in my eyes when looking for investment property.
How do you guys looking for real bargain? Would you mind share your experience?

I didn't read much about the replies. I think 4k cash flow with 150k is a little unrealistic. I would do anything for a guaranteed 10% return, I think most of us here too.
If I were you, I would split the money into two parts and use one part for a downpay for a house and get a feeling of what real estate investment taste like first and then decide. Real estate is not for everyone.
I don't know about NC, but in our area, with 20% downpay, if you can make it even by end of first year, I call it a successful investment. (think about vacancy, maintenance, possibility for bad tenant ... ...)

I don't disrespect any escort lady who choose her career as escort. I'm just wondering if she asks for seeing the property, and why wouldn't reply my email??? That's a big question mark for me.

I have two rental properties, recently, I had to put both on the market for rent. I put on zillow and craigslist first without agent's help. I'm not sure if it is just me or this is something common nowadays.
I got reply, a lady's email saying she really want to see this property and would like meet me at my property. Then, I googled her phone number and it turned out to be an escort lady's phone number. For both case, same thing happened. Two different escort ladies. I am a little baffled here. Is this a new way to scam? I sure hasn't called them back yet, and I replied one email and no reply thereafter. Therefore, I don't believe it is the lady who sent me the inquiry.
So, I guess this is the begining of new type of scam? Does any of you encounter this type of problem? Who on the earth has so much time to do something like this?
