Right. I'd say at least three times zero would be the average every Tuesday up here. Maybe four times zero, but I'm no mathlete.

Who's made $250K on a flip in Duluth recently? Are there more than 3 people here in the last year?

Thanks for the response, all. I ended up getting Superior Construction and Trinity Masonry out to take a look. Both said it'd be over $25k to get this fixed up, and the seller only was willing to concede $5k. Not looking like a very good deal anymore. 

I also discovered that even though they have power split and two separate furnaces, they actually aren't on separate meters, so that lowered the cash flow expectations. On to the next one, I guess.

I've got an offer in on a nice cash flowing duplex that has some obvious leaking in the basement. I'm not sure if it's a major concern or just something I'd have to deal with over the years. 

I wrote the offer contingent on an inspection of the basement leaks, and I can't even get anyone to take a look at it. Any suggestions? I've tried DBS, Trinity, Northern states, and I've left messages with multiple contractors.

Anyone know of a company or person that could look at something like this in the next week? Otherwise, I might have to walk away from the deal, I have no clue what I'd be getting in to without someone's advice.

Nice work. Any reason in particular you didn't FHA this with a smaller down and 30 year amort?

I wish I would have house hacked before getting a family and a big house... Great start!
