Hey @Katherine Wilkerson Welcome to the BP community!

If you think you are most interested in fix and flip I would start with picking up a few fix & flip books to help educate yourself. You want to start learning your market, what a good deal looks like, the real estate lingo, rehab cost and etc. I would also start attending meet ups. It's a great way to find people who are already doing what you want to do. Hope this helps!

@Jessica Stern try the private money route. Tap into those friends and family members and see who has money in the bank that could use a better interest rate.

As a New Yorker who invest in Philly, I would say go take a trip there. You are only 1hr 20 min by train and under 2hrs by car. Explore a few neighborhoods. Find out what you like and don't like and g from there.

Philly is very block by block as opposed to neighborhoods or zip codes.

@Donna Eskew Don't complicate this. Set up a bank account for the property and have your potential tenant do a bank to bank transfer (ACH). Easiest way!

Hi @Anna Cerda you can check out the website affordablehousing.com.They have a large database of apt's that work with vouchers. Just search your borough.

Theresa is correct! If both mortgages are covered by the seller, why should it matter. 

Also you don't know what you don't know. A quick property record search of the property would let you know what is recorded with the county on the property.
