@Bret Morris - I'm curious how your real estate investing journey is going and see if you found any experts in the area that you'd recommend to other investors?
I grew up in the area and my entire family lives there. I moved away for work, but NWA will always be a part of my life so now I'm starting to invest in the area to continue to foster an awesome environment to live and raise kids in for others. I grew up and lived in NWA for a majority of my life. I had to move for work, but my family still lives there and I enjoy the idea of helping support and encourage vibrant communities in my home town through real estate investing. Now I'd like to build relationships with other investors and experts in the area. I'm also happy to help setup and coordinate the online portion if one does not exist and I'm always happy to share knowledge, contacts, and any experience I have that others could leverage.

@Eric Gross - Were you able to find a good agent / realtor? I am running into the same issue where the agents came recommended and promote that they work with investors, but do not seem motivated to find properties or when it comes to getting details on properties and putting a deal together.

@Derrick Nygaard - Welcome to BP and REI. I am in a similar state where I had not considered REI a real investment for many years. Then last year I "woke up" and began reading, listening to, and consuming all the information I could. I bought my first investment property this year in Snohomish and about to put in an offer on a second place.

Hi Jeremy - Welcome to BP and REI!
I'm relatively new as well, starting really learning and studying REI about a year ago. I picked up a property locally in Snohomish and I'm gearing up to make a purchase out of state as well, looking in Ohio.
1. I don't have much experience here. I'd recommend forming agreements or LLC entities around the partnerships. Sub-dividing in the same LLC/entity can entangle you around tax time and dividing profits and losses. It can be managed, but might be more trouble than it is worth.
2. You can open an LLC in Deleware and will need to pay a company to be your registered agent. They've streamlined the process so you can form the LLC and get a number within days. Not sure about the banking and loan questions.
3. I assume trying to purchase through the LLC will be a challenge unless you already know the path forward. Likely you and/or the partner will file for a loan together independent of the LLC and then once you purchase the property and have things setup you can then transfer it into the LLC. Though I'll be interested to see what others say in response to this one.
I'm interested to hear what parts of Arkansas you're investing in. I had looked at NWA, but could not make the numbers work for buy and hold cash flow. Little Rock looked a bit better, but I'd have to do more research in the area and the market.

@Chris Huddleston - Welcome to bigger pockets! As John mentioned there is a lot of great info on BP and plenty of other investors willing to help.
To start I'd recommend David Greene's book Long Distance Real Estate Investing. I've read 10+ books over the past year about real estate investing and that was one of the best for giving practical advice that applies to real estate whether you are investing locally or long distance.
