Location, location, location...

The home looks great but will probably sell under the 130k mark. If you need to move it I suggest dropping to $129900

Jason, I just ran a search on the mls in the 32246 zip code and found 8 houses between 180k and 225k, 3/2s and up rent for approximately $1400- $1650. I think that's a good zip code, it would really depend on the cash on cash are looking to gain. Also are you going to self manage or hire out.

I do not buy in the historical districts due to the slowed process and 3 party inspections...

Basically an HOA X 10.

I do like to buy in the area classified by the zone but not part of the preservation society. What are you thoughts?

I do have another coming up, I purchased last week in the Lakeshore area off of Riverdale that could fit your criteria. It would depend on how much you are putting down and type of financing. The GC is starting on the home next week and should have it rent ready in June depending on permitting time frames and no unforeseen circumstances... ( I always plan for the worst case scenario so I believe we will hit the goal time line.)

The ideal would be 20% -25% down and current 4.35% interest on 30 year fixed conventional loan.

That would be in the 7 - 8 % coc and approximately $200 cash flow after management, vacancy, taxes and insurance etc...

I have a home that is In an emerging pocket in Jacksonville that is currently under a full Rennovation.

It's close to the arts district/ coffee shops and the like. When I purchased the house it was just a buy and hold to add to my SFR portfolio, but in the last 6 months the area has exploded with growth and new construction. I believe I could sell it for a nice profit to someone who's looking to buy and hold and it still be a great monthly income with future equity growth for them. Also I do property management so I could place a tenant if that needed.

What are you looking for As far as returns coc and irr?
