 I try to stay out of these areas personally. My best advice would be  to reach out to the Historic Preservation office of the area your interested in. I have found they are the most knowledgeable as far as contractors for referrals and all scopes of preservation restorations.

I have completed several BRRRRs  in Lakeshore and have got $950 for 2/1s and over $1000 For 3/1s. Lakeshore has made a turn around and with the close proximity to the arts district more and more people seek out rentals in the area due to cost effectiveness. Thanks for adding value to the neighborhood!

Greg,

In my experience with rough houses plan for the worst and budget accordingly. Also have two or three contractors come and walk the property and crawl under... Express your concerns with them and ask for a detailed breakdown of each could be problem. Once you have a better understanding of a worst case scenario you will have a better grasp on the total scope of the project. 

Also look for contractors familiar with historical rehab experience.
