I'm not sure where to get that list. Im just curious are you wholesaling or actually purchasing? Either way, lets connect. We do wholesaling, rentals, and flips ourselves.

I dont door knock just because some of the areas we rent in or wholesale in are pretty sketchy. But our company makes thousands of cold calls a week. 

Our script is super simple if you want it: 

"Hey Samkied this is Kevin calling with ****** about a property at _______. The reason for the call is that it looks like that property is scheduled for Mortgage Sale in the next few months. I was just calling to see if you had any interest in selling it before that point, or if you had taken care of the mortgage."

If they say they have it taken care of, I always ask..

"So its no longer going to be foreclosed on..?"

Just to be sure that they aren't just trying to get me off the phone.

If they ask how you got the info that it was scheduled for Mortgage Sale, just tell them its on public record (it will be public record by whichever city is selling it).

If they are interested. Ask them roundabout how much they owe on the property, just so you can make sure it's worth it to pursue.

Example: If the property is worth 100,000 pre-renovation, yet they owe 125,000 still on their mortgage; it's probably not worth it to waste your time on.

 Exactly, we have a ton of leads so it depends on if we really like the address or not. The DNC people I am super respectful with to avoid anything crazy coming of it.

 Proper thing to do is to sign a termination with the seller. But you can also just tell him that you're not moving forward for whatever reason if you don't have a termination agreement.

Super simple. I just say I got it from White Pages. Which 99.9 percent of the time that is where its from. So it is honest. Don't over complicate things. 

If people fight me by saying "im not on white pages" or "this is a private cell number". I dont spend time arguing. I just say I'm sorry and that we get our leads from white pages, again sorry for the mix up, take care. *click*

Some people are looking for anything to argue about and just miserable. Don't waste time arguing back or explaining yourself. "Sorry for the mix up, take care."

Contract wouldnt be cancelled because of no deposit after 10 days unless the seller called and checked. However, I would always recommend putting deposit in by the final day of due diligence to save yourself some potential issues. 

Also a $10 deposit is an extremely sketchy sign of a wholesaler that is new. I'd recommend doing a $500-$1000 deposit. Any real buyer won't have a problem fronting that deposit. 

I also always have a deal in writing with seller before I find buyer. That allows me to make sure the buyer doesn't go around my back. It also makes sure that the seller is locked in with me when I do find a buyer. Its safer all around to just get the contract with the seller beforehand. Seems like you're not too sure if you can even sell this one though. Maybe it'd be better for you to move on to the next? I dont know im not familiar with your market. But hopefully this helps with whatever you decide to do!

Hey Jesus, I would say not to go crazy with business cards. Keep it super simple and cheap. If you're starting out trying to wholesale, go to local meet ups with investors and introduce yourself. They're always trying to meet GOOD wholesalers because thats how alot of them find deals. Connect with me and I can give you some tips furthermore on contracts, advice, whatever you need.
