Thanks Ryan.....you are right....I am doing business in Florida and I have 3 title comaniese that still do simaltaneous closings for me. Findng the right title agent is one of our keys to success. I have foun that the larger the title company... the less likely they are to be investor friendly.

My wife is from Brooklyn, NY... .I would like to start investing in 2-4 unit properties....My wife has said that investing in NY would be difficult....Can anyone tell me why investing in NY would be more difficult than investing anywhere else?

J Scott...In fact I do own a Licensed contracting company...and my thread was no a solicitation...I was attempting to inform new investors of the pitfalls they may come across when it comes to rehabbin properties...

Is seems to me that there are and endless supply of properties on the market today. Alot of them need some sort of renovation. Whether it be a simple carpet and paint job, or a full fledged tear everything down and start over type job. I have become very competent and rehabbing properties. I can go into a property and within 15 minutes know exactly what needs to be done and how much it will cost to get a property in condition to sell or rent. It took me years of trial and error to get to this point. If your are going to be successful at fix and flips, having someone like myself on your team is a must. Make sure that person is licensed and Insured. Resist the temptation to use the "shade tree handyman". It could cost you more money in the end. If you have any questions or concerns run them by me before you make a decision and it will save you time and energy.

Bill,

TF letters are still working in my market also..I have a few properties under contract also. I have had a lender question my pof letter, at which time I explained to them the situation and they were fine. I am in the Orlando, FL market.
