Here is the obstacle we are faced with when trying to purchase properties from the MLS. In our market alone(Central FL) There are about ten major wholesale companies actively doing business.

Each one of those companies employs 8-10 people that sit all day and submit contracts, tune the tune of 10 a day. So the contracts that are worth going after are being bombarded with 500-600 contracts weekly!!

Here is my point...You have to establish relationships with five Listing Agents that will put your offers in the front of the line.

Maybe you should hire your VAs to create and maintain a system that creates a relationship with these Agents.

Josh,

I have used odesk.com elance.com and guru.com These have all the VAs you can handle.

I have since re-thought about using these sights because soooo many americans need work.

That is only my opinion.

Thanks..I am going in with an open mind. I consider myself an advanced investor, but I am never to advance to learn a new trick. I stopped going to the seminars a while back because I was starting to feel like I was getting the same old information over and over again. And I felt like I wasn't getting anything new that I could take my business to the next level with.

Jeffrey, That is exactly what I am doing...my payment is only 485 per month and my utility bill this summer has been averaging 500 per month I pay one of the tenants 50 bucks a month to cut the grass. I have five rooms that I rent for $100/week and I am about to convert the back den into a room. I have a locking mailbox that I have my roomers put money orders in weekly. I go by the property on Monday morning to pick up the rent.

I Love it!!!!

So I was thinking....What if I could do this with more of my properties!!!! I could get up to 8-10,000 per month really quick. Hire an assistant to do what I have been doing and life all of a sudden gets a little less stressful.........(big grin)

I have a 5 bedroom house that I had rented for 950 per month....I converted it to SRO rentals at 100 per week. I now gross 2000 per month. I like the extra cash...Was thinking of turning some more of my properties to this model....Can anyone tell me of some long term pitfalls I may face?

Why would you have to split deals that you wholesale with your broker?
