I'm new to wholesaling and figured BP is one of the best places to get your questions answered by experienced investor who live and die by real estate. My question for everyone is how do you figure out how much earnest money you put down??!! I'm reading everything from $1 or $10. So what is everyone preferred method...

Does anyone have a good example of a letter that they use to do direct mailings? I've been thinking about starting a mailing campaign to pre-foreclosures or any potential sellers but I'm in need of some inspiration.

Since being new to real estate I’m looking to start a direct mailing system for distressed or abandoned homes. My question is how do I find the owners information since a lot of times they don’t occupy the home I’m looking to buy??!

I'm new to BP just trying to get into the flow of things. I know Buying and managing rental properties in bad neighborhoods can be a lucrative niche. Has anyone come up with a good system that has helped them master this niche. Every interested in getting into this market.

I keep hearing about buying a property on Courthouse Step. Is there any way to get a listing of foreclosure homes that are going be sold at the Courthouse???

I'm new to the real estateI investing and am looking to make my first real estate investment. But I'm stuck between two things. The town I'm looking to invest in is rental town. All the property I been looking at 3br and 1or2 bath house (that would rent for $1,000 to $1,200 month). I have 10,000 dollars to invest would get financing through conventiona loan. Here are my two problems. There are multiple homes listed from anywhere between 34,000 to 54,000 (3br and 1to2 bath). But on the other hand there are homes that was listed on the MLS but never got sold and then went into foreclosures. My thing i dont know which way would be best. Im looking to get passive income and expanded from there.
