This a good start, but there are others out there marketing successfully for sub 2 deals, any other input?

Another option for the WA home would be to sell it owner financed, this can reduce the landlord responsibilities, maybe even get her some down payment monies, and even better, some passive cash flow.

50 minutes.... 90 minutes with traffic! Yeah, no fun.

My main area of investing in is Subject To and Owner Financing transactions. Not sure if you are familiar with them, but it can be a way to sell a property that you may have rather than Rent, and still get the cash flow. At least that is one way of doing it.

If you are looking to be close to Microsoft (in Redmond assuming?), living in downtown Tacoma would be quite a drive. The Redmond/Bellevue market is tough as they are holding prices and going up. Tacoma is definitely better with regards to price point and ability to rent above mortgage rate. I wish I was closer to Tacoma just from an investment point of view, but I am investing slightly different than most.
