@Nick Thompson hey Nick, I am an investor/realtor in Louisville, but I work in southern IN as well. Depending on the purchase price of the property, if its being purchased at a discount, you could purchase with a Hard Money Lender (10% down payment) and then refi into long term financing. Happy to discuss further if you'd like.

Yes I'm military. I am very interested in talking to a VA Loan specialist. I've been working through Veterans United, but they're so commercialized that it gets a little less personal than I would like.

it will be very interesting to see how this plays out. I think wholesalers are vital to the investor community but unfortunately the bad ones ruin it for everyone. On a positive note, this could lead to alot more business for Investor friendly agents if wholesalers will now have to list their properties through agents. Better start befriending all the wholesalers

@Chase Cruse it is legal in KY, but each city or county may have different regulations. I live in Louisville and there are some strict permit regulations we have to follow here. To figure out the local regulations, google your city plus short term rental rules/regulations/ordinance and it should pop up.

@Nolan Winderl it doesn't really matter unless your lender has an issue with it. But if you're looking at the property on 1st st, that place is a disaster.
