Hey BP fam! So my partner and I are 18 months, 14 deals, and 3 rentals into our wholesale/brrrr journey. We have 2 ladies in the Philippines cold calling 40 hours a week for us and have been through all the CRMs, dialers etc and finally have landed on POdio and Call Tools. We get 4-5 leads a day and either shoot to hold, wholesale, or pass them onto agents to try and list. If anyone is interested in cutting the learning curve we are training the VA's, putting together the CRM/Dialer/Data and packaing this up for folks that see the value and have the budget to market. If anyone is interested don't hesitate to reach out! Great for agents, flippers, and landlords who like juicy high equity deals don't have the bandwidth to put it all together and maybe the wholesalers you work with send you questionable deals?

Hi all. I am working with a few motivated sellers where there is an opportunity to purchase the property subject to the existing mortgage as well as another absentee owner that is will to seller finance the property. Has anyone in Maryland done these deals and what are some things to think about when renting out a subject to property and finding a tenant buyer for the seller financed property?
I understand there are due on sale clauses and potential pitfalls with both strategies but also rewards as well. Any help is appreciated!

Hi there, I am a wholesaler in Maryland and came across a great opportunity for 14 acres right off of the major highway. Motivated seller was recently deeded the land. What would be a few accurate ways to appraise the land? It currently has two older houses on it, one is vacant one is being rented out for $700 a month.
I’ve been trying to reach out to local developers, but it’s hard to get someone to return my call.
It’s currently zoned for commercial/office would you opportunity to reach out to MIx use. Any insights are appreciated thanks so much!

Thanks for the advice everyone. @Tom Gimer Yup I use that to look thru the Docket line items and then pull the PR's information to cold call.

Hi All,
Has anyone had experience with understanding what line items to look for in the online probate dockets from the Register of Wills site to understand
1) if there is any real estate involved with the estate
2) if the personal rep has the authority to sell the property?
I've been using a combination of https://mdlandrec.net/main/index.cfm and www.peoplesearchnow.com to look up the Decedents last known property and the contact information for the Personal representative. I was able to connect with a few folks but no one willing to let go of the inherited property yet. Not sure if there is a specific line item to look for or if the entire probate case has to be closed before the personal representative has the authority to sell the property?

@Kadeem Swenson Can you elaborate on how the conversation typically goes for you before you get to the "I am not interested in selling?"
If the seller truly isn't motivated for whatever reason then you can note that and either nurture that lead or unqualify it. However you may be able to change the way you open the call or like Ken said, the Q's you ask in order to uncover the lack of motivation. In general, being able to relate to the prospect and let them know that you've worked with others in similar situations and articulate how you are able to solve their problems/provide value may get you beyond the "not interested" if there's any potential.
