You get to keep the commission on the house you buy. The commission on your first property should cover the fees for at least the first year.

@Scott Parker That is a incredible rate of acquisition! There are many people who cant buy that many investments in their lifetime and you did it over 6 months, wow. I would consider trying out commercial real estate. It may be a great option.
People could easily quit their jobs having what you have. How much of the population earns over $60,000 per year?

I never see this book mentioned but it is definately one of the best if not the best real estate investing book. It is Real Estate Finance and Investments by by William Brueggeman and Jeffrey Fisher. It may be because it is more of a textbook then a "good read" but it has the most information in one place. There are reviews for the best real estate investing books at bestrealestateinvestingbook.com.

I bought a 4 unit in 2008 when they were giving out the first time home buyer credit. I lived in it for 3 years, qualified for a lower down payment as well. Living somewhere for free is awesome.

@Ryan Billingsley Sounds like a messy situation. Cash for keys might be a great way to get them to move out. Especially if they are in lawsuits already. They hopefully wont want to be bothered with more.

Maybe there is family troubles. They might be ok paying rent to you. Just because they are feuding with family doesn't mean they are bad people. You might be able to start collecting rent and then flip it as a turnkey investment to someone.

Hi All,
I have a 30 unit deal in central NY that I am currently trying to fund. The issue im running into when contacting private equity firms is they say the deal is not big enough. I am trying to raise $300,000 (investment costs 1.35 mill) Where would you suggest trying to raise the additional equity? I have $100,000 of the $300,000 already so would only need $200,000. The numbers are awesome and I have a great performa with a waterfall that gives the investor an IRR of 16%. Please let me know your suggestions.

Hi all,
I was wondering about how the real estate market is in Ocala. There is a nice rehab house I am interested in doing but I am timid because the houses are so mixed. There are very nice house and then the very next house is a trailer. I don't know how this affects value as the properties that I have done in the past were not in an area like this. There is a lot of value in the house but I don't want to sit on it forever. If anybody has any ideas or has experience with places like this any help would be greatly appreciated.
