@Byron Villela Jr. I love the title haha! We all started somewhere. I like that you're taking it one step at a time! You've got this!

The numbers will still be tight, but NE OKC and some areas in S OKC you can find the deals that are undervalue/distressed enough to BRRRR.

@Rickey Davis just curious about the market. What's a good cap rate there?

@Chaz Desousa I'm sorry I'm in the OKC market and I don't have strong enough connections in Memphis especially for something so big. I wish I could help with that market!! I know people love Memphis Invest, but I'm not sure their inventory includes anything commercial.

I wouldn't do it for $450 vs $415! Great move with starting with a house hack!

@Account Closedat least you know you want a deal! What are you hoping for returns wise? How much cash would you have to make for it to be worth it?

@Adam Diedrich it's a tough market for flips. Interested at all in buy and hold stuff? You of course wouldn't want to use hard money at that point, but it might be a good place to start. I see around 2-4 out of state investors a week grab deals in Oklahoma City. What market are you in?
