Im on the opposite side of the relationship, i run a property management company. But it is all the same, when looking for clients we have to talk to the investors and found out what it is that they want or what will work best for them. Networking i have learned is and will be your best tool! Use event brit, it will let you know when upcoming real estate network meetings and most of them you can do for free.

I actually own a property management company here in Houston, Tx. Typically, it will all depend on the contact you sign with your property manager. Everything we do is very negotiable based on the owners needs for the income, for example mortgage payment tax etc. With an owner that doesn't necessarily need the money as we get the rent in, we do end of the month statements for each owner. So, typically we would hold the rent money that was paid on say the 3rd of the month until the end of the month to cover an maintenance expense for the month. If nothing was required to maintain the property then a check or direct deposit is sent to you when statements are done.
