@Salim Katach I could see $199 covering a line to be unclogged if that's the issue... but that is about it. You mentioned you are interested in purchasing the property. Do your due diligence now and get that system inspected. Tenants have sewage coming up in their tub.. that smells like Sh*t to them but smells like a discount for you! Good luck.

Reach out to Darrell Crews Septic Service - To inspect it means they will have to drain the tank. They will also inspect the drain field. My guess is $300-$350 to drain & another $100 to inspect. Good Luck!

Google Brightway Insurance for an area agent. The branch in riverside is savvy to these historic homes, they may have options for you until brought up to code.

I believe it’s a 5k fine pushed your way for using unlicensed workers - if caught here in jax :(

A few dimes may be saved by not pulling permits however if ever a fire.... does gross negligence comes into play? That’s a question for an attorney which I am not.

You’ll sleep better knowing your residence are able to sleep safely as well.

@Teho Kim, I find the furniture at discount stores. Cort Furniture Outlet - its a leasing company however they sell the gentle used furniture after its returned. Some locations are all resale and some locations are half leasing and half resale. Rooms-to-Go outlet stores and ashley outlet stores are great too. If you can build a relationship with a sales person they will snap pics of inventory and send them to you so you don't spend your day running around. Ikea AS IS section rocks too! Big lots is great for reclining chairs. Fake leather is best for furniture - easy wipe down- if pet friendly then stay away from real leather... some dogs like the smell and want to chew on it. I never buy cloth as it will need to be replaced after a couple years. Hope that helps.

I vote once property is seasoned (3-6 mths collecting rent) you run, not walk or as @Aimee German would say "you cartwheel" to a community bank to finance that asset and go for another one! BRRRR :)

@Cheryl Dopp - So you have joined BP today, just to comment on this? 
I'd encourage you to go beyond just the first posters comments and feel the anguish of all the investors that lost money.
Then come back and offer some real value in your review. " trying to get in touch with Robert over a new transaction" .... seriously? Please read all 7 pages. 

I think everyone would agree that - NO this thread has not contributed to him being run out of business - His actions have led to him to BE out of business.

Did investor funds pay for this? His $500 QI fee certainly did not ..... 06/22/17, Robert Hetsler paid $1 million for the 5,589-square-foot home at 4871 Scenic Marsh Court, off Heckscher Drive. Now in foreclosure!
