I would check with Paylease or Paynearme as two services that do online and payment me allows the tenant to pay cash at 7Eleven and will post to your account. Not sure if these two services work with individual landlords, but worth a try. You could also accept cashiers checks or money orders

I charge each person applying for the property over the age of eighteen an application fee, no matter if married, single etc... important to check each person out regardless . I even check out an adult child living with parents. You never know if they have been in trouble or are a sexual offender. Always cover yourself all the way around

I prefer to have everything handled professionally. I never have the tenant handle such items, especially because they don't have insurance and workers Comp if they get hurt performing work on your property, or possibly damage or hurt something or someone else. CYA

I would not replace them if they are working and look decent. No need to spend money on this sort of item, it does not bring anymore rent and most people dont rent because of the type of doorknobs

I find that most leases require a thirty, maybe sixty day notice. Therefore, most applicants look at that time, so right now may be a tad bit early

Hi Paul,

Orlando is a great area to invest, rental market is good, and we have such as diverse rental pool of people from all over the world. The average price range for good rental areas are from around $250 to $350 and rents range from the $1500 to $2000. The southwest area; Dr Phiilips, Windermere and Winter Garden are good for investing, as well as the SE side near the new Medical City (VA Hospital, Nemours, University of Florida Medical School, and Burnham Institute). We have many investors here form Canada, and I'm sure you could find a good, stable long term investmentn here in Orlando.

The one area I would avoid is Pine Hills (32808), and a small area to the west of downtown. The price points may look good, but your rental clientele will not be

If you live close enough, I would say that you try and deal with her more on a daily basis (unless you are single too)!! then this puts your dad at more of a distance. Give her the thirty day notice at the beginning of December.If she does not go, then you will need to evict, but this would be at a much less cost then the other way around. Watch out for the Russion Vixen!!

It is fairly common now for the insurance companies to demand repairs and replacements of items. I have been in the business for over twenty years, and the last couple of years have seen significant demands form the insurance companies for things like this can be a safety issue or that they think you would come to them to pay for the i.e.; roof etc... I'm sure you could shop around, but ultimately, you will need to do the repairs

Always a good place to reference for professional property managers is at narpm.org, (National Assocation of Residential Porperty Managers) they list each state and area where you can find a property manager.
