Tony approaches sellers on the Hidden Market with 3 questions:
- Have you ever considered selling?
- Do you know someone in the area who might need to sell?
- Do you know of any vacant properties in the area?
Using these 3 questions on his route of target properties with the sellers and their neighbors as well as the random distressed property he comes across he is able to consistently find 30 Hidden Market Properties in a day.

Here’s what you’ll learn in Saturday’s “Hidden Market” seminar from long time investor Tony Youngs:
Part One: Developing Your Plan
- Introduction to the Hidden Market: It's important to understand the thought behind finding houses that are not on a list somewhere and that no one else knows about. If you joined us at Tuesday's Meeting last week, you are ahead of the game.
- How to Plot Your Course: It's more than just aimlessly driving for dollars in areas you want to buy, but planning your initial target properties so you know where to go.
- How to Find 30 Hidden Market Properties in One Day: If you have a plan and a system, you can do this consistently, over and over.
- Hidden Market Characteristics: What to look for as you are driving your course, it is often more than just high grass and overgrown bushes.
Part Two: The Research
- Master the Tax Assessor Info: Knowing how to use this office, hopefully online, can help you located owners, even if they don't live in the target property.
- Do Your Own Title Search: Why waste time and money, learn how to do a title search for little to no money.
- Court House Records: There is a ton of info in public records and the courthouse can yield a treasure trove: Probates, Bankruptcies, Divorce, Judgments, and more.
- Buyers List: Learn how to build a list of buyers, because you can't always buy the house because you already have too many deals going or it's just not quite your type of property.
Part Three: Assessing the Property
- Running Comps: How to figure out a realistic value, even if you are not a Realtor with access to the MLS, there are quality tools to help you.
- Inspection Walk-Throughs: What to look for as you walk through the house with the seller to help you negotiate a better price.
- Estimating Repairs: Learn how Tony estimates repairs
Part Four: Keys to Success
- Fears: What if they say no . . . or worse, they say yes, now what. How to overcome your fears and just go do it.
- The Offer: Formulating your offer from the seller's point of view for a better outcome and more accepted offers.
- Fast Cash: Because not everyone can rehab or hold all deals for rental, knowing how to wholesale a house and do it legally is a must.
- Rehabbing: How to get them renovated to flip retail or to hold as a rental. Yes, there are flipper properties and BRRRR properties on the Hidden Market.
- Owner Financing: When seller financing might be an option

I really hope you can make the MAREI meeting tomorrow night (4/12 at 6pm). We will be talking about Airbnb Rentals. And no they don't have to be in Kansas City, they could be anywhere.
