We are also interested in any ideas posters have, as our agents work with MFH investors and often do a LOT of work to walk properties and then get paid nothing, because the investor puts an offer in on their own, or with another agent, or they pull out of the contract during the contract window.

Has anyone ever seen a RE representation agreement with a "kill fee" in addition to a commission rate, like writers can sometimes get in the publishing world when an editor kills a piece they were going to publish so that the writer at least gets something for the work they did? A kill fee in publishing is a percentage of what the writer would have gotten paid for that piece (i.e. 20% if the $1500 commissioned piece gets killed).

I'm sure that's based on state RE law, but I haven't researched it yet.

@Andrea Mas, are you an agent, too? How are you accessing the MLS to see the cancelled or expired listings? Our broker and agents look at those listings all the time, and actually have MLS alerts set up to scan for them to do exactly what you've described.

I echo John Horner's questions in terms of how you plan to find properties and whether you are looking at distressed?
