I think it's prudent for new investors to invest somewhere close to where they will be. Especially if you don't have a property manager setup. You cannot manage a property from a distance.

It's tough to find good contractors, I feel your pain. But hang in there. You got a good explanation from Matthew Paul. But you do want to have your job completed on schedule, so make sure you are keeping your GC motivated. Don't prepay everything.
