What are your goals?

I think it's prudent for new investors to invest somewhere close to where they will be. Especially if you don't have a property manager setup. You cannot manage a property from a distance.

It's tough to find good contractors, I feel your pain. But hang in there. You got a good explanation from Matthew Paul. But you do want to have your job completed on schedule, so make sure you are keeping your GC motivated. Don't prepay everything.

If you are very new to investing as you state, why don't you try and start closer to home?

Put insurance in the name of the LLC.
