Happy Monday everyone! I love Mondays because it is the start of a new week and a opportunity to be better than last week. Now what goals do you have that you will achieve this week? personal, business, anything you feel the need to do.
My goals for this week are: 1. To analyze last months books and get the total numbers for the month. 2. figure out a way to make my relationship with my significant other stronger 3. keep working and educating myself on FI and how to achieve independence while helping others reach the same goal.

Hello everyone.
I am in the process of underwriting a deal to buy and hold. The property is currently occupied and has longterm tenants in it, how can I get the information needed from them to finish calculating the deal?

Im analyzing a property and the rents are around 200-350 under current rent value.. Do I raise the price as soon as I get the property or try to get the tenants to move so I can rehab the property a little and try to raise the rents even more?

@Jason D. Thank you for that, but now my question is, so I buy the property as if it was a flip, once it's rehabbed, get it appraised, and refinanced within the time frame of the first loan, and get a conventional or commercial loan on it? and when do I get the tenant in the property, once I refi or once I finish rehabbing?
