don't let the prospect pass you by...at the very least START the process of getting the pertinent information that will confirm if the deal is good or not. PARTNER with someone...just don't DO NOTHING. Skill will come....

Offered $160K, investor advised already received an offer for the full amount of $180K, however, he's open to a higher offer [of course]. My goal was to wholesale the deal for $5k.

Would you advise this and offer $185K. You thoughts/comments are welcomed.

Basement is unfinished, kitchen needs updating and kitchen ceiling needs repair do to plumbing work done. Also, painting on outside, gutter repair, backyard and basement steps, boiler, finishing of wood floors.

ARV: $315k [conservatively]

What are your thoughts? This would be my first wholesale deal. Or should I get a partner and rehab?
