ever purchase sight unseen for this price and the following information:
1- $15K is negotiable
2- 2 bed / 1 bath
3- needs about $6K work to use as rental
4- area not a war zone, maybe just an area above
5- lots of new construction in area
6- can be rented for $500 per month
7- not sure about taxes
8- near hospital and a college
9- realtor adv comp about $45 - 50K
Would this be a good wholesale or hold for rental income?

The information/assistance this community provides is priceless.
I'm going to view the property next week. If nothing more than for a learning experience. I don't want my first deal to be so tight. Would like more flexibility in the numbers.

I'll get that info. Just spoke to [wholesaler] adv has 2 estimates for repairs. 1 for $6k [basic paint, carpet] the other for $15k [paint carpet, landscape, new drywall, etc.]
Will make my own assessment on Monday. Right now it doesn't look like such a great deal for a newbie. However, I am going to continue with the due dilligence to be certain with my assumptions.
I'll keep you posted.

Only have outside pics. Nice quiet neighborhood [as told by realtor]. Have made an apppointment to see the inside.
From what I can see from the pictures, it may be challenging. But if the numbers work I'm up for it.
With all this said and done...is this a deal that a seasoned investor would do? Would you?
Sometimes "newbie's" as myself, jump to quickly. I asking for sound advise to make an intelligent decision.

Possible 1st rehab deal...
Single family in Orange, NJ
ARV: 220,000
REPAIRS: 25,000
OFFER: 130,000
Will use hard money: 16% & 7 points [my credit is shot]. If my calculations are correct new profit would be around $40K
Does this look and sound correct.
Any assistance would be greatly appreciated. Glad to part of this community.
