Awesome post, @Brian Gibbons! It's important to keep pouring it in. I also love Orrin Woodward (http://orrinwoodwardblog.com/). Dispite his vocal tone, he's dynamite. Chris Brady (http://chrisbrady.typepad.com) is a contemporary energy I enjoy celebrating with online as well. Great leaders, regardless of industry or background, have much to teach us. @Forrest B. and @Doug Merriott make excellent points. If you plan on using your VA, I strongly suggest you find a nice lot here and build your quad. Take the time to design it and vet your tenants during construction. In the meantime, I would purchase a duplex (easier to find in good to great condition) and use it to test and develop your turnkey systems. You'd pay your first unit down or off in record time while getting into new construction for long term cash flow and minimal maintenance.
As for markets, I simply suggest that desirable properties in Hillsborough and Pinellas counties move as fast as any in the country; know what you want and have your ducks in a row (funding, team, attorney, contracts and systems) or you will miss it ever single time.

@Wayne Brooks Since I had no reference for the area, I couldn't ascertain its value in relation to its potential value. I certainly agree with you if no additional value can be sought from the property. As for the note purchase, I totally agree. If I were @Wes Eaves I would wholesale my tail off until I could clear that HELOC or refi that unit. Debt stinks.

@Wes Eaves I'm new, so please forgive my ignorance if this has been asked (or should have never been asked). Is it possible to either a) improve the property in excess of the amount owed or perhaps b) have someone negotiate to buy the note from the bank and restructure the debt (a private short sale)?

@Doug Merriott Very wise man indeed. I love working with realtors, but most think in the interest of their broker first and their buyer second. As an agent/investor, I sense many of you take a more balanced approach to the industry. I value that greatly.
