Nice "I'm not complaining" comment. If you don't like suggestions/questions, don't have an area for them.

The fact is this site has some terrific content/moderation its just difficult to locate the content and each thread takes a long time to load.

I wouldn't renew if he isn't paying the utilities. But Buffalo has like 14,000 vacant buildings, so apparently supply exceeds demand and you might want to be lenient to keep your tenant.

I'd boot him regardless.

Its just really nice because you can see if you have already read the thread. Sometimes the thread titles are misleading.

It just seems to take a long time for threads to load for me and this would make browsing this board faster/efficient for me.
