Let their doubts fuel you. Use it as motivation to prove them wrong (obviously not in a malicious way). Then when they see your returns, they may want to invest with you.

@Josh V. Hey Josh, I'm a plumber, so maybe that's helpful. Until I know the model number of the faucet, I cant tell you if that's a good price. There are nice faucets that would cost around $700 for the faucet itself, for example. But if the price of the materials is accurate, then the cost of the service is $200, and that's pretty normal around here (Chicago burbs). Phone book plumber around here would cost way more. But you could also find cheaper prices if you're lucky. Idk about the labor rates in KC, as they might be lower than here. What I do know is that you should never trust a plumbing fixture that comes from a big box store (home depot, menards, etc) or the internet. A good fixture would likely only be found at a plumbing supply house. Plumbers and builders get discounts there, and often pass most of that savings onto you (but not all, they have to make money on it if they're going to guarantee the work for any time and transport the stuff for you). Even a nice brand, Kohler for example, has quality fixtures (sold at plumbing supply houses), and poorly manufactured versions of those fixtures (sold only at big box stores and online). @Deonte Ademiluyi If you get a job as a plumber, you can learn valuable skills while you save money to invest. Meanwhile, attend rei meetups, read books, and practice analyzing properties. Good luck!

Have you read "the book on managing properties" by Brandon and Heather Turner?  They have tips on filling vacancies in that book.

The most recent felony was 2014. If both felonies were in the 90's, then the problem youth thing makes sense, but he is a repeat offender twenty years later.

The felonies could be drug related or something non violent, but that could still be bad for business

@Brandon Carriere I totally see where your coming from. However, the research shows that changing people's mind is way more likely if we simply give our reasoning without stigmatizing the interlocutor. Stigma usually just digs the other man's heels in further

@Brandon Carriere Why not communicate that in a nice way? If he was standing in front of you, would you "rant" at him, or would you calmly appeal to his rationale?
