@Grace Green I am considering renting by the room as well. My thought is you want to focus in areas that have young professionals i.e.neighborhoods surrounding the city - Mt. Washington, Beechview, Dormont, Brentwood. You could also consider looking at homes near the cracker plant, those neighborhoods should also be ripe with the tenant you are targeting. 

Also, I think it important to have sophisticated lease contracts since this sort of renting is more nuanced.

@Joe Lewis Good idea, I should consider wholesaling more. That would definitely increase my chances of meeting a potential mentor.

@Josh Gorokhovsky I am definitely making more of an effort to expand my network and find a mentor. I am typically someone who jumps into things, not carelessly, but quicker than most. I want to be cautious with my first real estate deal as I don't want to get burned, however, I also don't want to fall victim to inaction/analysis paralysis. With advice from those like yourself, I am starting to build a decent plan! Appreciate your thoughtful comments! 

Did you find a mentor when you started out? Or did you jump into a deal by yourself?

@Anthony Angotti House hacking really does seem to be the safest method when starting out. I guess there is just that temptation to find home run deals, but better to play it safe the first time around.

@Brett McManus I have been looking into the FHA 203k loan as well. There is a similar Fannie Mae product: HomeStyle Renovation Mortgage - I believe this version has a little bit less red tape. Have you talked to any lenders in regard to the 203k?
