Hello,
I am a new investor and I could use some help analyzing this property located in North Plainfield, NJ. My plan is to purchase and hold. I think it's a good deal if I can purchase it for $400,000, but the figures as of now are:
Fourplex
Sale Price $450,000
Taxes 12,561
Insurance 1,500
Water 1,680
Trash 1,800
Income 4,900

Hello Everyone,
I am interested in investing in short sale and foreclosure properties, but I am not sure how to go about finding a realtor who is knowledgeable and excited about making a sale on these types of properties. They seem to shy away from them. Perhaps because these type of properties take a long time before they actually sell. Any suggestions...?

Hello Everyone!
I plan on selling my single family home and purchasing a two family home in order to help with expenses. I purchased my home for $340 and it is now worth about $400. Do I need to invest on a property that costs more than the amount I sell for, in order to avoid paying capital gains tax?

Hello Everyone,
I am in my mid fifties and thinking of how to best prepare for retirement. I have about $70,000 in a 401K and wondering if it would be wise take this money and invest it in a rental/cash flow property. I realize that Uncle Sam will be taking a good part of the 401K if I withdrew it before retirement. Your thoughts would be greatly appreciated!
