Hi Lucas, hope you had a great Thanksgiving!! I work in the Stowe area, and we absolutely have year round visitors, with the exception of April mud season and November stick season, though I have noticed more visitors without much of a break this year. I work primarily with investors, and I have yet to work with a client who runs a STR in the area who is not happy with their home's performance.

The Chittenden County area, with the exception of Burlington (no STR allowed), is also a great option. I'm not as familiar with Killington, but when my clients and I run numbers, Killington property typically has not had the year round low vacancy, or high ANR that make Stowe and parts of Chittenden so attractive.

 Hey Joani, I'm sorry that I'm just seeing this now! Stowe's market is still wild, with very little inventory and cash buyers taking advantage of the mortgage rates that have been slowing down the buyers with loans. 

There are still some great properties to be found, however and a lot of great lenders with products like a rate rebound, where you can get your loan refunanced through your original lender for a discounted rate when rates drop again.

Thanks for the reminder to update! 

The bill did not pass, and everything that I have heard is that there are no plans for any changes on a state level at this time. The best bet is to follow the Vermont Short Term Rental Alliance website for updates on town ordinances.

Michael, both great ideas!! As an agent in Stowe primarily, I also look into the zoning districts in the area and see if I know anyone, or can track someone down that may be interested in subdividing their land.

I don't work in Killington as much as I do Stowe, but I will say without bias that Stowe has higher home values, scarcity and historically my investor friends who have invested in Stowe see more of an ROI. I'd love to connect to discuss more of what you're looking for!

oh also forgot, my husband and I don't ride motorcycles, but we're definitely gearheads and we have been logging our favorite drives for the last couple of years. Obviously, the Notch is an incredible ride, but Pleasant Valley through Underhill is one of my favorite roads on Earth. We also have a yearly foliage drive from Stowe to Jay, but I need to get the directions for that one for ya!

Hey Matt! I can't believe that I'm just seeing this; welcome back to Vermont! I live in a rural area outside of Stowe and would love to connect to discuss your journey more. RV parks and tiny house communities have been cropping up all over the place. There is legislation called the S.100 HOME Bill that looks like it will be making its way to the Governor's desk this session which is pretty exciting from a development standpoint.

@John Tobin please listen to this advice! Vermont has incredibly favorable tenant laws and you would not be able to evict a tenant in the winter months. Check out these Vermont Landlord Tenant Resources from the state and please keep asking questions!

Also, how are you getting around the short-term rental ordinance in Dover? I've had to turn so many clients away from that area.

Thanks so much for the kind words! What do you feel is a fair price for pro photos and are there specific things you suggest we get photos of or "types of photos" you recommend? 

 I can help with this! I'll message you over some contact info for real estate photographers in the area to connect with. If you opt to do the photos yourself, I'll also include some examples of great listings that truly highlight the property's best features. I love that you included lifestyle photos as well. 

in the Stowe area, photographers range from $200-$500 depending on the level of expertise and size of home. I never list without professional photos!
