@cliff h clarifying back at you, Stowe, VT and many of the surrounding areas ARE year round markets. Source: I live, work and invest here.

an investor may see a slow down in April and November, but vacancy rates remain very low.

@colleen f. I suppose like any state, each area is unique. I doubt many people in chittenden county are able to homestead and chop they're own wood, but these are very common in most other areas. But we have digressed. Chase, happy to share any additional contacts!

@colleen f. I've been working as a realtor up here in Vermont for quite a few years and I have never seen a home with natural gas. Most homes with lp do have pilot lights for the exact reason that Bruce mentioned. It gets COLD up here and we do lose power at least once a year. 

Vermonters, for the most part definitely are preppers out of necessity.

Hey Chase, I would reach out to Manosh to discuss a water filtration system and then ask them who they recommend for a plumber. They do have master plumbers employed there that are happy to talk you through your issues and won't try to waste your time coming out to look when they know you need someone else. I just called about my water pump and on demand system last week and they were extremely helpful. I also spoke with a plumber referred to me by a client who is a contractor, but I apologize I only saved his name in my phone as "Wayne Plumber" his number is 8022333787. Let me know if you need more local referrals, I'm happy to help!

My best advice is to look at the data for each property. Cap rates will help you see how each particular property measures up. $500k could get you a single family home in the Stowe area (Fanny and Freddie don't lend on a most condos). Taxes, distance from attractions, internet service, age of property and recent capital expenditures will need to be considered on each deal. Not much is on the market here but I'm always happy to work with investors

Personally I'd want to minimize my vacancy rate if this is purely a rental property and would be looking into year round ski areas. Stowe is an incredibly solid market. What type of budget are you working with?

That is correct! Governor Phil Scott vetoed S79 (commonly referred to as the rental registry). Some towns may have restrictions on short term rentals, but for the most part, specifically in the ski towns that you mentioned, Vermont depends on tourist revenue to survive and I have not heard further news restricting rentals.
