There is a home next to a family member that's been vacant for 3+ years. I knew the owners so I've reached to both(they've split) through Facebook and have sent a letter to the address just see if anyone would answer.  No luck so far.  A realtor friend has looked it up and it has not been foreclosed.  Any ideas for me on how to figure out a way to buy this property?

What's the best way to find correctly zoned land to build a small multifamily to house-hack and start there?

Been looking for a long time and I have the opportunity to get into a deal where the current owner will "owner finance" 80% and I have a connection willing to help me with the other 20% as a "private lender".  

What are some of the normal payoff arrangements for private money lenders?

I agree with Ryan here.  Your Homeowners policy is not set up for that situation.  Been through that here.  Let me know if you need any help.

Conway is very interesting, 4 colleges and some solid businesses there that employ a lot of people, but there is a good bit of Student Housing and there seems to be more all the time.

It all depends on what kind of values your looking for and things like the roof, etc.  Arkansas from what I hear is typically on the high side of property insurance mostly due to wind/hail risk.  If you need help send me a message and I'll be glad to look at them for you.

How old is the MH?

Jeffrey H, Thank you for the comments.  Definitely more to think about here.  Is the problem that such a big number is owned by family?  If they were all owned separately would it raise such a flag with you?  Thanks for the info I really appreciate it.
