Shannon,  around here unless it's a ground up true build we stay away from a BR policy because they're very specific about what's already been done, etc. Also liability is a separate option or add-on with most BR policies. Find a "vacant under renovation" policy and be completely honest about the scope of the work and values.  I like FOREMOST around here because you can do this and also pay month to month.  Most BR policies are all up front and same with some vacant policies.

Shannon,  There are several companies that will insure it for you while it's being renovated/vacant.  The coverage is not as comprehensive as a normal "dwelling" policy but it insures against the big things and I recommend it for anyone, flipping or renovating before they're able to rent.  What state is the home in?

I have a buddy who's a home inspector and he won't do one without the utilities on.  Just doesn't think he can give an accurate inspection without it.

My companies do some sort of "inspection" after closing now on all their properties.  The idea of a roofers "note" is a good one but doesn't always work.  There are policies with roof "exclusions" but most of the time they are not with "preferred" carriers and cost as much if not more than you're standard policy.
