Ben, Check with your local independent agent.  I write most of my landlord clients with Auto-Owners, Safeco and Travelers here.  I know all of those are strong in OHIO as well as State Auto and some others.

Christie,

BR policies are like that especially if it's a big project.  They don't want to insure something where work isn't being done. I've never seen someone actually get dropped though.  If you think the project has stalled for a while you may look into a "vacant" policy depending on what's there now.

There are several carriers that will write it as a single family home with a "home-sharing" endorsement.  I know Travelers and Foremost will for sure and most carriers have it in the pipeline for the near future.  Do you have a local argent you trust?

Lots of carriers write in TX but I think all at least have a 1% wind/hail deductible which is tough.  I'm not sure who you got the quote from but let me know if I can help you.

Cost about $13/year here to go from $500 to 1mill.  Worth every penny.

I'm not sure about OH laws, etc but here trees are a problem because even if it's your neighbors tree while it's alive and "up" if it falls it's actually the responsibility of whomever owns the property it falls on.  Now, most of the time good neighbors help out, etc.  BUT here if a limb hangs over your property you're legally allowed to trim that over your property line whether or not the "owner" approves.

It's tough on Mobile homes b/c they do depreciate even with upgrades.  Foremost is our Go-To carrier also, but there are some others out there BUT the replacement cost limits will be noticeably lower.
