The main rss works
http://www.biggerpockets.com/forums.rss
But, this rss won't work for me:
http://www.biggerpockets.com/forums/88-real-estate-deal-analysis-and-advice/posts.rss
When I try to add the second rss feed it creates a subscription to all forum posts instead of just the posts in the "real estate deal analysis and advice" section.
What type of rss reader are you using?
Thanks for the help.

when I try to subscribe to the "real estate deal analysis and advice" rss in my google reader I get the message "the feed being requested cannot be found". Is it not possible to subscribe to a specific forum via rss or is this an error? Thanks.
Love the new layout!
Thanks for all the great feedback guys! Much appreciated.
Post: Private Lending Terms?

I am looking at getting a down payment for a property through a private investor. I might offer a 8% return each year for 5 years and pay back the principle in year 5. I am not sure what terms private investors are usually agreeable to, but this seemed fair to me. What is your experience when seeking private money.
Thanks! :D
I am looking at a property that has a negative cash flow, but the tax savings through deducting my losses and depreciation more than make up for the negative cash flow. The property is also being sold at a deep discount. My strategy is to buy and hold for 5 years, let my tax savings make up for the negative cash flow, and then sell the house at 10% higher than what I paid for it. The majority of my return will come from the sale proceeds being that I will buy the house at a discount.
I look forward to all the comments from our community. If you see any problems with my logic please let me know. Thanks for the help. This forum has been great!
By income from from your portfolio do you mean cash flows from the rental properties?
I would like to start investing in rental properties full-time but am not sure how I would be able to pay my bills if I quit my job. I am curious how some of you made the jump to full-time RE investing, and wanted to see if anyone had some tips.
I thought this thread may be helpful for people who have lost their jobs and have always wanted to go full-time into real estate investing. Look forward to all your comments.
Thanks
Nevermind. I did some reading and it looks like straightline depreciation is the only depreciation you can use on a rental property.
What would be the best depreciation method when I am only planning on holding a rental property for 5 years?
Thanks
Richard and John,
Thanks so much for your feedback. Your willingness to help others work through their real estate questions is awesome! Keep up the good work. I hope I can keep bringing questions that facilitate discussion and one day be able to answer some questions for others. Thanks again.
