Post: What do I do? Wholesaling with a mortgage balance...

Hi BP,

I've posted in a here a few times in regards to wholesaling. My question is, what options do I have if I want to wholesale a property that has an existing mortgage balance? Is the new buyer responsible for it? How would I put that into a contract? All help would be greatly appreciated.

Thanks BP,

Kay

Brian Feltz, I know I'm on the late show, but it was nice meeting you too. I'm sorry I didn't get a chance to speak to Orlando Centeno or Jesse Tsai at the meeting last week. I'll definitely be looking for you guys during the next Reia meeting I attend!!!

Thank you all for your responses. You have all given me some helpful insights. So I guess it just really depends on what I want to do. I considered the license because of the access to information, and I believe that it will help me learn to learn the laws of real estate. Not sure if I'll enjoy doing the agent thing, working on weekends and evenings, seeing as that would take time away from my family... What do you guys thing about getting the material to study for the license, but not actually taking the exam...waste of time?

Hello,

I was wondering if any of the seasoned real estate investors here have a RE license. Are there more advantages to having one? Increased liability? I'm trying to figure out what would be the best way for me to learn how to spot a deal...

Thanks,

Kay
