Ag seems like a hassle for me too but the opportunity to get a sizable lot and still be able to produce some cash flow from the home is is worth it to me.
I guess I didn't hit post reply so this didn't get sent like a month ago. I am still working with the bank to see what works to put an offer. Hope you doing well!

That makes a ton of sense. Who would I call to check up on zoning (ag 1, 2, 5 etc.) and likelihood of subdividability? What department of the county, do you happen to know?
The land is useful. 1 home is about 950 sq ft and the other is about 700. Both are hollow tile...nothing like that on comps. I am in the process of setting up a walk through.
Thanks, I've spoken to one and it seems like the difference in price range is anywhere from 100k-200k. Difficult to compare apples to apples, for me at least.

Hey BP,
Thanks for reading my post! I am looking at a few properties on Maui, Hawaii but am not sure how to analyze based on comps. One particular property is zoned Agriculture with almost 4 acres of land and has two income producing 2 bd, 1 bath cottages in need of some repairs but habitable. When I try to run comps in the area, the two things that never seem to match evenly are:
1) the land size (too small/ big)
2) Age of the home (too old or recently built in the past 10 years)
How do you estimate or analyze a similar property?
Are there any blogs, posts or other resources on bigger pockets that other investors can recommend?

Let me know how I can help. I would suggest getting preapproved with a lender unless you have the cash to buy. Need to know how much you can afford to buy before one actually buys something. I looked out of state before and had quite a few mentors talk me out of it which I am thankful they did. If you do go out of state because deals makes more sense, you need to find pay team of people on the ground that you can trust whether that be a property manager, home inspector, maintenance person, etc.
Oahu is a good place to start imho

Hey Michael,
How would someone go about finding those on Maui? Any chance you could connect me with them. What sort of deals make sense for you? I see that you are into flips, if a deal did make sense do you have a team you'd mobilize here or find people on the ground in Maui?
I am trying to get financing straight but look at properties quite often.

@Eva Salas good to know it worked out, hope I don't need to pull that out on them. About @Lynn McGeein Question regarding the rate. The first time I closed, the rate went from 3.8% to just under 5% in 2013. The lock is at 3.5 now which is significant...at least to me. Maybe it will rise or if I am lucky go below but I want to minimize the risk of it jumping and am content with the locked rate.
