@Eric C. Thank you, I’m going to keep them on month to month to get a feel and impose rent increase for beginning of new year. Based on rent roles they were paying on time but well below market value.

@Rob B. Thank you for your input. The tenants are month to month formal notices was sent out in regards to rent increase taking effect Jan 1. 30 day vacancy notice if tenant plans to leave

Thank you it’s actually in new jersey and to my understand as an owner occupant by law I was only able to have one unit delivered vacant

Just purchased a triplex( first rental property) with two tenants occupying the units one being vacant. The rent they are paying is way below market value. How do I approach this situation to increase rent setup payment options as well as leases?

@Lee Ripma can you elaborate on what a deal looks like because just when I think I have it figured out I quickly come to the realization I don’t. I think one of my main issues is deciding what a good cash flowing number when dealing with a 2-3 MF house
